- Schematic Design

- The Schematics are the beginning of determining how your proposed facility lays out and what it looks like. A floor plan produced as part of the schematic design lays out all the rooms, showing their locations and adjacencies. It also shows doors, windows, cabinets, cages, furniture and equipment. Most importantly, it shows you the overall configuration of your proposed facility. We will also work with you on the exterior look of the building. Once the Schematics are complete, you will have a set of drawings setting forth what your building will look like, both inside and out.
- Enhanced Schematic Design
- The Schematics are only the first step and not the final drawings needed for actually building your project. In between the Schematics and the Construction Documents, there is much development of detail to be completed. Focusing primarily on the interior of your facility and on the veterinary specific design features, Enhanced Schematic Design drawings can be provided to your Contractor for preliminary pricing, or to your local Architect for further development into permit and construction drawings.
- Design Review and Consultation
- If you are committed to using another architect for your project, Animal Arts can work with you to provide design reviews at key points during the design process. From these consultations, we can provide useful information to you and your design team to help you have a successful project.
- Construction Documents

- The Construction Documents are the blueprints from which the project is bid, permitted, and built. They include the civil, architectural, structural, mechanical, and electrical drawings that provide the contractor and his subcontractors with the information they need. These documents are also the basis of the contract with your builder. A good set of Construction Documents anticipates a contractors’ questions. This is particularly important with a veterinary facility, because you are dealing with finishes, caging, equipment, and HVAC and plumbing systems that make these very unique buildings to construct.
